FAQ
Questions owners usually ask.
Can't see yours here? Ask us through the appraisal form and we'll answer it straight.
How much do you charge?
Fees are a percentage of booking income and depend on the property. Get in touch and we'll give you a clear quote with nothing hidden.
What exactly do you look after?
Everything. The listing and photos, pricing, guest messages, check-ins, cleaning, linen, maintenance, registration and a monthly statement. You don't need to be involved day to day unless you want to be.
Can I get help with just part of it?
Yes. Full management is what most owners choose, but if you'd like to stay involved we can set up a co-hosting arrangement that covers only what you need, such as guest messages and pricing. We'll work out the details and the fee with you.
Do I need to register my property?
Yes. Every short-term rental in NSW has to be registered on the NSW Planning Portal before it's advertised, and the registration number has to appear on the listing. We'll help you get this done and keep it renewed.
Is there a limit on how many nights I can rent it out?
In most of Greater Sydney, a home that isn't hosted by someone living there can be booked for up to 180 nights a year. We plan pricing and minimum stays around that cap so those nights earn as much as possible.
My apartment is in a strata building. Is that a problem?
It can be. Some owners corporations have by-laws that restrict short stays. We'll check your building's by-laws with you before anything goes live.
Can I still use my place?
Of course. Just let us know the dates and we'll block them out. Plenty of our owners use their home over Christmas or between trips.
Who looks after cleaning and linen?
We organise hotel standard cleaning and fresh linen between every stay, and restock the basics so each guest walks into the same well kept home.
How and when do I get paid?
You'll get a clear statement every month showing each booking, what it earned and any costs. We'll explain exactly how payouts work for your setup before you sign.
Is there a lock-in contract?
We'll go through the agreement with you in plain English before you start, including notice periods, so there are no surprises.
